| There are three main house types most loved by buyers in our time - single family houses, town homes & condominiums. The term 'house' is clear to everyone, while some clients as well as real estate agents still have a ill-defined idea of the terms 'town home' and 'condo'. It is necessary to distinguish between the terms when looking for an appropriate property. 'A house', or 'a single family home', is a detached unit suitable for a typical family to live in. Both the house and the lot are in the owner's possession. There are no walls to be shared with neighbours and, thus, one may enjoy his or her privacy to the fullest. As 'a house' is in the owner's absolute possession, any redecoration outside a house can be done. Yet, possessing 'a house' may be quite expensive if compared with town homes or condos. Furthermore, the owner is also expected to take a proper care of the exterior & pay all the maintenance work by himself/herself. Very often the costs are shared between members within a town home or condominium community. The community's budget is made up of fees mandatory for all condo owners. When obtaining a condominium, one should remember only inside of the unit is owned, while the exterior is in the common possession. In other words, everything that is interior the condo is the owner's property & everything including green lawns, gardens, corridors, parking lots outside the condominium is owned by a condominium community. Condos are commonly bought by somebody who cannot afford expensive single family homes and maintenance expenses. Still, owning a condo may have some minuses. Firstly, you have no privacy, as neighbors are all around you. Secondly, you have no private garden or a lawn where you can plant your favorite flowers. Anyway, when buying a condominium, look for the one which has fewer common walls. It will cost more, in case you would like to sell it. Charges should also be considered prior to acquiring a condo, as in some places they are little by little increasing. Rates may rage from one to five hundred dollars per month, that is why it will greatly increase the cost of your house. Town homes have basic features of both single family homes & condos. That is why, when possessing a townhouse you will have to share walls with your neighbors, but only on either side of you. There will be no neighbours above or underneath your unit. Lucky are those who own an end unit, since they share only 1 wall and, that is why, can sell their property easily & at a higher price. Compared with condos, there is usually a yard nearby a town home which is as large as that attached to a house, but is not that high-priced. Thus, town homes may be an appropriate option for those buyers who are hunting for private space of a single family house & reasonable prices of a condominium. Being able to differentiate house types is regarded to be a vital key to choosing an appropriate place to live in that will satisfy all demands of the owner. |
